This is an artist proof, Signed - 1985.  Hand colored Lithograph of downtown Placerville / Hangtown as depicted in 1918.
Image measures approximately 10" x 14" inside mat, this is a minimum measurement. It is inside a hard wood frame under light protective glass. No creases or damage noted.
